Besides Closing Costs, you may need to pay the following fees:

Loan Discount or “Point.”Loan Discount or “Point.” One-time charge to lower the interest rate. Each point costs 1% of the loan amount and lowers the rate by 0.25%.

Prepaid Interest. Interest due on the loan from your day of closing until your first monthly payment.

Private Mortgage Insurance (PMI). You will pay PMI if your down payment isn’t enough percentage to allow the loan to be approved under Fannie Mae guidelines.

Hazard/Homeowners Insurance Premiums

Property Taxes

Portions of Insurance Premiums and/or Taxes to establish an escrow account with the lender for future payment of these items.

Loan Level Price Adjustments (LLPAs) may be required on certain loans that are considered to have an increased risk as specified by the Federal National Mortgage Association (Fannie Mae). Although these LLPAs can often be paid by loan proceeds (rolled into the loan), they are not paid by the lender under the No Closing Cost option.
